Griffin Ranch In Transistion

The late Merv Griffin decided to turn 200 acres of his property into a world-class equestrian master-planned community located adjacent to Hideaway, Madison Club and PGA West in La Quinta. Griffin Ranch opened in the summer of '07 and a number of homes were sold.

Developed by Trans West Housing, Griffin Ranch promises to be a great community at completion. For now however, new homes and the community amenities are on hold as the developer looks for new financing or is replaced with another developer.

We’re told that Griffin Ranch HOA’s have temporarily risen from $387 to over $700 monthly as residents are now picking up the developer share of HOA’s for vacant lots until new financing is found and/or a new developer takes over. The developer website was down last time we looked.

We had been advising potential buyers in Griffin Ranch to ‘standby’ until the developer had finished the community amenities including the proposed Griffin Club. When Griffin Ranch gets going again, we would again caution prospective buyers to wait until the resident amenities are completed.

Community Overview
One of the first to see the potential of La Quinta, the late media tycoon Merv Griffin bought 240 acres of “middle-of-nowhere desert” more than 25 years ago, before La Quinta was incorporated. He created his own Moroccan-themed oasis, which he considered his primary residence. In '05, Merv decided to turn 200 acres of his property into a world-class equestrian master-planned community located adjacent to Hideaway, Madison Club and PGA West, and Griffin Ranch opened in the summer of '07.

Real estate opportunities at Griffin Ranch include the Madeira, Campania, Sevilla and Castilla collection of semi-custom homes. Griffin Ranch homes range from 2,609 to 5,700 square feet on lots from 10,000 up to 20,000 square feet. The Saddle Club at Griffin Ranch will feature 74 box stalls and outdoor runs. Barns will have personal tack lockers for each horse, hot and cold wash racks at each grooming station, a vacuum system, fly system, misters and fan system, and a bathroom with washers and dryers for horse laundry.

At the heart of Griffin Ranch, The Griffin Club is planned to offer a 22,000 square foot private clubhouse with amenities including tennis, fitness, pool and spa, theater, meeting rooms and more.
